The project presents itself with a horizontal ownership framework, converting the ground floor into a commercial use space (restaurant) and transforming the upper floor into two independent apartments for exploration as local accommodation, maintaining a storage area to support the restaurant.
A set of exterior changes was carried out with a view to widening the exterior spans of the façade in order to optimize natural lighting and ventilation, thus increasing the quality of the interior environment.
The intervention that consisted of the general renovation and reformulation of the functional program of the existing building, 1977, a fusion of traditional architecture with modernity, was projected in time and in two distinct phases:
Phase 1 : Started in 2019 : Recover the building, improving the façade to obtain greater visibility, and transforming the ground floor by easing it with the necessary conditions for the proper functioning of a restaurant, that opened in August 2020, in the midst of the COVID pandemic.
Phase 2 : It was foreseen the renovation of the upper floor, where it was designed the creation of two 1 bedroom apartments, with a multifunctional outdoor area. And also the reformulation of the cover, which promotes an excellent solution in terms of useful storage space.
The upper floor could also be transformed into a commercial space, being an extension of the restaurant or an independent project with the use of an interior terrace.
Unfortunately, phase 2 was uncompleted and the apartments were not built. At the moment, there is an apartment with living room, kitchen, 3 small bedrooms, a bathroom, a pantry, and another storage room, used to support the restaurant.
The project for the creation of the restaurant on the ground floor and the 2 T1 on the upper floor is registered and approved, but you can choose if you prefer to make only one apartment T2 on top, if you reformulate the project, since the gross private area of the floor is 85 sq.m.
Or as already mentioned above, use the upper floor to enlarge the restaurant area, which also has 85 sq.m on the ground floor.
Total gross area of the building: 170.40 sq.m
The restaurant was in operation until December 2021, and is still fully equipped, with top machinery, unique furniture and designed specifically for the space, tastefully decorated. And it's ready to reopen doors!
